Mortgages in Slovakia are available to foreigners too — with a residence permit, declared income and a deposit. The calculator works out the payment and the total interest, and checks the two limits banks most often refuse on.

Annuity calculation: the payment stays the same for the whole term. The bank’s actual offer depends on your credit history, other loans and the property valuation.
How the payment is calculated
Slovak banks use the annuity method: the payment is the same throughout the term, but its make-up changes. In the first years almost all of it goes on interest and the principal falls slowly. Towards the end it is the other way round.
That is why paying off early in the first years saves far more than doing so at the end. On a loan of 150 000 € over 30 years at 4,2 % the total interest is about 114 000 € — almost as much as the loan itself.
The two limits that lead to refusals
LTV — how much of the property price the bank will lend
Under the rules of the National Bank of Slovakia a bank normally finances up to 80 % of the property price. That means you need about 20 % of your own money. Loans with an LTV above 80 % are granted to only a limited share of clients, and on worse terms.
DSTI — how much is left to live on
The second rule: after all loan payments are deducted you must be left with a sufficient buffer. In practice the total of all loan payments must not exceed roughly 60 % of your income after the subsistence minimum. The calculator shows this ceiling on the DSTI line.
What a foreigner needs for a mortgage
- A residence permit — permanent, temporary or temporary protection status (conditions vary between banks)
- Declared income in Slovakia, usually at least 3–6 months with your current employer
- A deposit — as a rule from 20 % of the price
- A clean record in the debtors’ register — banks check the SRBI database

How the term affects the total interest

The difference in payment between 20 and 30 years is about 190 € a month, and in total interest more than 40 000 €. A longer term makes approval easier but costs more.
Frequently asked questions
Is the rate fixed for the whole term?
No. In Slovakia the rate is usually fixed for 1, 3, 5 or 10 years, after which the bank offers a new rate. That means the payment may change after a few years — it is worth leaving yourself a buffer.
Can I repay early?
Once a year, on the date the fixation ends, you can repay without a penalty. In addition, the law allows you to repay up to 20 % of the outstanding balance early each year with no fee. Otherwise the bank may charge up to 1 %.
