Why this matters for a foreigner

The most common problem when looking for housing in Slovakia is not a lack of options but the language and not knowing the local rules. People sign contracts they do not understand, pay a deposit without a handover report, and then lose money. A separate category is outright fraud against newcomers: an advance payment for a flat nobody ever intended to let.

Working with a Slovak company means you have a counterparty that is answerable under local law and with which matters can be settled officially.

    Renting: how it works in Slovakia

    If you are renting for the first time, there are three things worth knowing that differ from what you may be used to.

    The deposit. Usually one or two months’ rent. It is returned when you move out if the flat is in order, so when you move in be sure to draw up a handover report with photographs — it is the only way to prove later that the scratch on the parquet was there before you.

    The contract. It is drawn up in Slovak. Signing a document you do not understand is out of the question under any circumstances. Pay attention to the term, the termination conditions, who pays for minor repairs and what the payments cover.

    Utilities. These are often paid separately from the rent, as advance payments with an annual reconciliation. Ask in advance how much the previous tenant paid — in older buildings the winter heating bill can come as a surprise.

    Buying: the process in brief

    A foreigner can buy a flat or a house in Slovakia without any special permits; a residence permit is not required for it. The restrictions apply only to agricultural and forest land.

    The key thing to understand: you become the owner not when the contract is signed but once the entry is made in the cadastre — that takes 15 or 30 days. Throughout that time the money should sit in a notarial escrow account, not with the seller.

    Selling: what to prepare in advance

    If you are selling, it is best to start collecting documents before you put up the listing: the cadastre extract, the document of acquisition, the energy certificate and a statement from the building manager confirming there are no arrears.

    And keep the tax rule in mind: if you have owned the property for five years or more, the income from the sale is not taxed. Sell it sooner and you pay tax on the difference plus a health insurance contribution. Sometimes it makes sense to wait a few months until the period runs out.

    How long the search takes

    Honest timeframes, so that you can plan:

    • Renting — from a few days to two or three weeks. Good options in Bratislava go within a day, so being ready to view a property quickly matters.
    • Buying — the search takes from two weeks, and then the deal itself a month and a half to two months: documents, mortgage, then 15 or 30 days at the cadastre.
    • Selling — it depends on the price and the location, but preparing the documents takes one to two weeks, and it is worth doing that in advance.

    What it means that we are a Slovak company

    This is not a formality. We work under Slovak law, on the Slovak market, and we carry responsibility here — not from another country over a messenger app.

    In practice this means we can see a deal through to the end: check the documents at the cadastre, take part in negotiations with the seller or the owner, explain the terms of the contract in a language you understand and carry the matter through to the cadastre entry.

    We speak Russian and Ukrainian. You do not have to explain yourself in Slovak in a situation where your money is at stake.

    I have temporary protection status — can you help?

    Yes. Odídenec status is no obstacle to renting a home. There are no restrictions on buying property either; the difficulties are more likely to arise with a mortgage — that is covered in detail in the article on mortgages in Slovakia.

    Do you only work in Bratislava?

    No, across the whole of Slovakia. In the form you can pick any city or name a region in your message.

    What if I have not settled on a budget yet?
